Creekside townhomes residential development

Creekside

Over 300 new homes, preservation of 280 acres as parkland, and planting of over 80 acres of new trees.

PROJECT OVERVIEW

Some projects test technical expertise. Others test perseverance. Creekside at Cabin Branch demanded both.

After decades of unsuccessful attempts dating back to the 1980s, this long-awaited Montgomery County community finally became a reality through a combination of strategic problem-solving, collaboration, and an unwavering commitment to the project's vision. Today, Creekside delivers more than 300 homes while preserving critical environmental resources, proving that even the most complex challenges can be overcome when the right partners come together around a shared goal.

Where Vision Meets Certainty

At Rodgers, we believe progress begins by going upstream—understanding the obstacles, challenging assumptions, and creating solutions that balance competing priorities.

Creekside required exactly that approach. The project faced significant community opposition, stringent environmental regulations, and one of the most restrictive impervious surface limitations in the region. Rather than seeing these challenges as barriers, our team worked collaboratively with county leaders, engineers, environmental specialists, and stakeholders to develop innovative stormwater management strategies that protected sensitive natural resources while advancing the project.

By advancing our perspective beyond conventional solutions, we transformed decades of setbacks into a path forward.

THE OUTCOME

Today, Creekside at Cabin Branch stands as a model for responsible growth and environmental stewardship.

The project preserves 280 acres of parkland, includes more than 80 acres of new tree plantings, and incorporates watershed protection measures that improve the long-term health of Ten Mile Creek and the surrounding ecosystem. At the same time, it delivers more than 300 much-needed homes to Montgomery County.

By balancing environmental responsibility with community growth, Creekside creates lasting value for residents, local ecosystems, and future generations—an outcome that reflects the very best of what Rodgers strives to achieve.

Key Strategy

The defining strategy behind Creekside was collaborative persistence.

Success required bringing together diverse stakeholders, navigating complex environmental requirements, and maintaining momentum through years of challenges. Through trusted partnerships, strategic problem-solving, and a commitment to creating value for both the community and the environment, Rodgers helped achieve what many believed was impossible.

The project serves as a powerful example of how perseverance, innovation, and teamwork can unlock opportunities where others see limitations.
