Over 3,100 homes (across 17 neighborhoods), 1.5 million sq. ft. of retail/commercial space, central park, and integrated transportation.
Pinegrove is more than a development—it is a vision for the future of La Plata.
As the largest project undertaken by Rodgers' Silver Team, Pinegrove will ultimately deliver 17 neighborhoods, more than 3,100 homes, 1.5 million square feet of retail and commercial space, and a vibrant mixed-use destination designed to serve the community for generations. Over a 10–15 year buildout, the project will help shape the future of Charles County while preserving the small-town character that makes La Plata unique.
By blending thoughtful design, environmental stewardship, and long-term planning, Pinegrove demonstrates Rodgers' ability to create places that grow with their communities while maintaining a strong sense of identity and purpose.
Transformational projects require more than technical expertise—they require the ability to see opportunity where others see obstacles.
When Rodgers became involved, Pinegrove faced decades of stalled approvals, environmental complexities, and development plans that no longer aligned with market realities. Rather than simply updating the existing framework, our team went upstream to reimagine the project from the ground up. We reshaped zoning strategies, redefined development plans, and developed innovative environmental solutions that balanced growth with preservation.
Through technical rigor, creative problem-solving, and persistent collaboration with regulatory agencies, we secured one of Maryland's most complex individual environmental permits while maintaining momentum through leadership transitions, permitting challenges, and evolving project demands.
By advancing our perspective and challenging conventional approaches, we transformed a long-stalled vision into a pathway for lasting success.

Pinegrove will redefine what is possible for growth in Charles County.
The project will more than double La Plata's population, expand housing opportunities for thousands of families, and create a vibrant mixed-use center that strengthens the town's economic future. At the same time, stream restorations, wetland enhancements, green corridors, parks, trails, and transportation connections will improve environmental conditions and create meaningful spaces for residents to live, work, and connect.
More than homes, roads, or commercial development, Pinegrove delivers a lasting legacy. It demonstrates Rodgers' ability to create value by balancing growth with preservation, transforming complex challenges into community assets, and building places designed to thrive for generations to come.
The defining strategy behind Pinegrove was balancing big-picture vision with responsible community stewardship.
Success required aligning environmental priorities, economic growth, infrastructure planning, and community needs within a single cohesive framework. Through strategic collaboration, thoughtful design, and a commitment to creating long-term value, Rodgers helped establish a blueprint for sustainable growth in a region where we were building new relationships and expanding our presence.
