Westphalia Town Center

Reimagined Westphalia densities and housing types to provide "rooftops" essential for attracting planned retail and commercial development.

PROJECT OVERVIEW

Westphalia North represents the next chapter in a vision decades in the making.

As part of the larger Westphalia Town Center, the project transformed long-standing entitlements into a development strategy aligned with today's housing market and community needs. By reimagining densities, housing types, and development opportunities, Rodgers helped create a path forward for a community that had remained largely unrealized despite years of planning.

The project not only advanced the broader Town Center vision but also strengthened our partnership with D.R. Horton while supporting the future growth of Prince George's County.

Where Vision Meets Certainty

Complex projects require more than technical expertise—they require trust.

Throughout the approval process, community concerns surrounding neighboring development proposals created a challenging environment that extended beyond the boundaries of our project. Rather than allowing uncertainty to define the conversation, our team focused on transparency, engagement, and consistent communication.

By listening carefully, addressing concerns openly, and reinforcing how the project aligned with the community's long-term vision, Rodgers helped rebuild confidence among stakeholders. Our approach transformed skepticism into support and demonstrated the value of relationship-driven leadership in advancing meaningful development.

THE OUTCOME

Westphalia North serves as a catalyst for the continued evolution of the Westphalia Town Center.

The project delivers the housing necessary to support future retail, commercial, and mixed-use development, helping transform a long-planned vision into a vibrant and sustainable community. By providing the residential foundation needed for future investment, Westphalia North plays a critical role in unlocking the area's long-term potential.

More importantly, it demonstrates how Rodgers helps communities move forward—connecting vision with execution, building trust through collaboration, and creating lasting value for generations to come.

Key Strategy

The key strategy behind Westphalia North was balancing adaptability with trust.

By bridging legacy entitlements with current market realities, our team challenged conventional approaches and developed solutions that respected both the original vision and evolving community needs. Through strategic engagement and proactive communication, we created alignment among stakeholders while maintaining momentum toward approval.

The project showcases Rodgers' ability to advance perspective, navigate complexity, and create value through thoughtful planning and partnership.
